The Design Process

Throughout the project, we collaborate and maintain open communication, present design options, identify cost savings, and make adjustments to ensure the overall success of the project. 

Initial consultation

We meet with you to hear what your vision, requirements, budget, and timeline for the project are. This forms the foundation of a project brief, outlining the services to be delivered.

Concept design

We carry out a detailed site analysis and gather all relevant information such as Town Planning requirements and site services that may influence the project. Through incorporating this information along with spatial planning, we develop concept sketches and explore solutions that ensure the functionality and aesthetics of the development.

Design Development

We work with the project Consultants and the Town Planner to refine the conceptual design to address town planning requirements ready for lodging a development application.

Construction Documentation

We co-ordinate with other consultants to deliver detailed drawings and specifications, incorporating civil, structural, hydraulic, electrical, and mechanical designs. This includes selection of suitable materials, finishes, and fixtures that meet aesthetic and durability requirements for the project. 

Building Approval

Through collaboration with the consultant team, we review the project documentation to ensure the design meets legislative requirements and submit plans to obtain necessary construction permits.

Tendering and Contractor selection

We assist in the preparation of tender documents and manage the tender process to secure competitive bids for the evaluation and selection of a suitable contractor for your project. 

Construction Administration

We monitor the project and work with the builder to ensure the project proceeds smoothly by resolving any design issues that occur. This may also include attending site meetings and inspections, reviewing and approving progress payments, variations, and extensions of time requests.

Practical completion and Handover

We undertake final inspections to identify any defects or outstanding minor works. We ensure the completed project meets the intended design and expectations. We collate and provide all relevant documents for your records.
